Move-Out Cleaning: The Difference Between a Deposit Returned and Kept
Landlords and tenants lose money over the same thing: a unit left less than spotless. What a proper move-out clean should include — from both sides of the deal.

In Ontario, a unit returned in poor condition can cost tenants part of their last month's rent deposit — and cost landlords weeks of turnover time and re-listing effort. A proper move-out clean solves both problems at once.
What landlords and tenants are actually arguing about
It is rarely the floors. Deductions usually come from the details: oven interiors, fridge interiors, bathroom grout, window tracks, wall scuffs and the places a quick vacuum does not reach. Those are exactly the items on a professional move-out checklist.
What a complete move-out clean includes
- Inside and outside of all appliances, including the oven and fridge
- Cabinets and drawers, emptied and wiped inside and out
- Full bathroom sanitizing: grout, fixtures, exhaust covers, mirrors
- Baseboards, door frames, switch plates and window tracks
- Floors vacuumed and mopped throughout, including closets
- Walls spot-cleaned where possible
For tenants
Book the cleaning after your furniture is out and before the key handover. Keep the receipt — it is useful evidence if there is ever a dispute about the unit's condition.
For landlords and investors
A professionally cleaned unit photographs better, shows better and rents faster. Pair it with a documented condition report and you start the next tenancy with a clean baseline and fewer disputes.
